Subdivision Survey

A subdivision survey or commonly known as subdivision platting, is a method of dividing a piece of land or property into smaller tracts for various reasons such as selling the individual lots, mortgage requirements, estate settlement, or for development reasons. The survey is done to create a map that will establish its compliance with the Subdivision Map Act and the local subdivision ordinance standards. The standards and regulations detailed by the subdivision ordinance are formed to protect the public health and safety. A boundary survey is done first to determine the area and dimension of the original property before the preparation of a subdivision survey.

“Plats of Survey” is done for simple tracts of land, while “Preliminary” and “Final Plats” are made for complex subdivisions that have layouts and various dimensions lots, streets, utilities, drainage, etc. The development process for multi-lot subdivisions requires longer time and thorough planning and construction.

Any individual or individuals who are planning to develop a piece of land by splitting it to smaller parts has to start first with a licensed land surveyor before proceeding with the project. Subdivision survey is a prerequisite before subdividing the land into several parcels with its own land title.
